We start by locating a rental property whose value is poised for significant increase. After making the purchase and forming a limited partnership of investors, we either convert the complex to condominiums and sell the units or continue operation as a rental property, making key improvements to lower expenses and raise income. When the property value peaks, we sell it for cash or complete a 1031 exchange. With proceeds from an exchange, we can invest in additional properties while deferring capital gains tax. We can also refinance the property, allowing investors to retain property ownership while freeing up capital.
